Secure the property
Board-up, roof tarping, and temporary fencing where needed so the building is protected from weather and entry while everything else gets sorted out.

Address the water first
Extraction and structural drying, before soot cleaning begins. Fire suppression can create a second loss, and the sequence matters.

Remove soot and smoke residue
Different residues need different methods. Dry cleaning for some surfaces, wet cleaning or abrasive methods for others. Using the wrong one can drive soot deeper and set the stain permanently.

Treat the odor
Source removal first, then sealing where appropriate, then air treatment. HVAC pathways may need attention or the smell can keep recirculating.

Handle contents
Furniture, clothing, and personal items are inventoried, and cleaned or documented for the claim when one is opened.

Rebuild
Framing, drywall, flooring, cabinetry, paint, trim. Back to a finished property without handing the project to a second restoration company.
Why calling early matters
Smoke residue can continue affecting finishes and contents after the flames are gone. Early documentation also creates a better record of what was damaged before cleaning or demolition changes the scene.
Once the property has been released for safe entry, an assessment can separate what may be cleaned from what needs removal or replacement.
Fire and smoke are commonly covered causes of loss
Most homeowners policies include fire and smoke among their standard covered perils. That often means necessary mitigation and repair after a covered fire can be part of the claim, but limits, deductibles, valuation terms, exclusions, and the actual policy still control payment.
